Two Story Traditional Country House Plan 81314 has 2,055 square feet of air conditioned living space. In addition, the pretty front porch is 114 square feet—just enough for two rocking chairs. The master suite is upstairs with two more bedrooms, so Mom and Dad can stay close to the kids. Use the study downstairs as a guest room or 4th bedroom if needed. Need room to expand? No problem, this home plan features a FROG (future room over garage), and there are several storage rooms throughout the design.
Traditional Country House Plan With All the Modern Features
Traditional Country House Plan 81341 has several items from your wish list. Firstly, the front façade is both contemporary and country style. Country lifestyle is found in the covered front porch where you can rock the day away and chat with friends. Plus, white vertical siding and doghouse dormer are sure to reflect country charm. The overall floorplan is more traditional for today's homes as seen in the open floor plan and functional layout. Today's floor plans are expected to have certain conveniences, and nothing is left out here. For example, bench storage is available immediately when entering from the garage. Busy families will appreciate this drop zone to help out with organization.
Secondly, there is room to expand. Large families will choose this home because it has four bedrooms. However, that's not all. No more lugging heavy laundry bins up and down the staircase! Well, that's if everyone is sleeping upstairs. Use of the bedrooms will depend entirely on the size of your family. Parents of young children often want to be close to the kids, and here we see that bedrooms 2 and 3 are right down the hallway from the master suite. The children share a full bathroom. Mom and Dad enjoy a big walk-in closet and ensuite with private water closet and double vanity.
Last but not least, bedroom 4 is located on the main floor, and it's so flexible! If you have 3 or more children, you will likely use this for a bedroom. Or you can use it for a guest room when extended family is staying over. Other options include using it for a home office, gym, or study. Bedroom 4 is connected to a bathroom, and this bathroom has a shower and linen closet. Outside the bath is a coat closet. More storage is available under the staircase unless you choose to have a basement. In which case, the under-stair closet will become a basement staircase.
What's Included?
In addition to the front exterior, your drawing set will include drawings of the rear and sides of your house as well. These drawings give notes on exterior materials and finishes. Particular attention is given to cornice detail, brick and stone accents, or other finish items that make your home unique.

Foundation Plan
The foundation page dimensions, concrete walls, footings, pads, posts, beams, bearing walls, and any stepped foundation information along with any retaining wall info (schematic only). A typical wall section for the home is also usually included on this page (if not, it is elsewhere in your plan set, as space allows). If your plan features a poured concrete slab rather than a basement or crawlspace, the foundation page shows footings and details for the slab, and includes plumbing locations.
Floor Plan(s)
Exterior and interior wall framing, and windows/doors are dimensioned. Room sizes are indicated and any beams, posts and structural bearing points are called out. The floorplans include an electrical legend, and electrical fittings, lights and outlets are shown. Floor Plans will also indicate cross–section details (provided on the sections page) and show any special framing details applicable to the design. Cabinet elevations are included for kitchen and bathrooms; some designs feature cabinet elevations for design–related built–ins too.
Building Sections
Building sections show changes in floor, ceiling, or roof height, and the relationship of one level to another. Our section pages also show how the stairs are calculated (if there are some!) and depict roof and foundation members. We try and draw sections to show the most useful information — choosing locations where there are elements you or your contractor might need clarification on.

Roof Plan
Roof framing or truss directions are shown, slope directions are indicated and structural members are sized and called out if applicable. The gravity loads used to calculate the rafters, beams and posts are indicated , and we also show gutters, downspouts, and any roof venting required for your home.

Your home comes detailed to meet the requirements of the latest adopted version of the ‘International Residential Code’, and our notes and details pages outline all the elements applicable to the design of your home. Compliance with further standards may need to be incorporated into your plan set, depending the requirements of your building department — these are usually done locally.
